A testing 12 months for the housing market has almost come to an end. So what can buyers and sellers expect for 2012? Fasten your seatbelts. The property ride is far from over, says Andrew Williams - the owner of Williams Estates. So, what should you do? Hang on and do nothing - is probably not the best idea in the book. Instead it's all about being proactive, explains Andrew. "There is an outside chance that prices will rise if sellers and buyers conclude that the wider economy is improving," he said. "The problem isn't affordability. The cost of running a home is low, especially with interest rates on the floor. But the real issue is accessibility. "People may have to start thinking outside the box in order to get a mortgage - whether it's getting help from mum and dad or friends - or even exploring shared tenancy or buy-to-let arrangements."

As we move into another year, the same questions appears to be forming on everyone’s lips. Is 2011 going to be a good year to buy and sell property? At Williams Estates, we think 2011 will be a year when the economy improves and confidence returns to the market, slowly but surely. Demand for property will grow once more - and there will also be a few bargains out there - but it's all relative. If you sell for less, it's likely you can buy for less too! It will certainly be time to advantage of low interest rates and competitive house prices, so 2011 will seem to be as good a bet as any. In fact, it could prove to be the best time for many years to come.

Most of us are still shaking the summer sand from our shoes but the Williams Estates staff are already in autumn mode. The September selling season has arrived. This means that property activity will begin to pick up - as both vendors and buyers aim to get their deals done before the Christmas holidays. Many house sales are completed in September and October, and so there are at least eight busy weeks on their way. The autumn skies may be darkening but the property market is definitely looking brighter as we have some great new homes for sale this month.
